It is likely that further detailed challenges will be necessary to ensure appropriate Rateable Values are adopted. Our experience has shown that by careful preparation of evidence and the use of sensible and reasoned argument, the District Valuer's Surveyors have a receptive ear to adjustments in Rateable Value levels.
Equally, we are not in the business of wasting Client's time and money in submissions to the District Valuer that are inappropriate, unsupported or extravagant. Our strong local knowledge of rental levels and details of trading etc. enables us to put forward sensible revisions to Rateable Values that the District Valuer tends, in most cases, to accept without the need for referral to the Rating Tribunal.
We also undertake valuations for secure lending purposes and can if necessary provide similar Reports to private individuals.
Instructions are frequently given for specialist surveys/Valuations, tailored to meet the Clients particularly needs.These can range for Valuations for probate purposes through to simple guidance as to an Estimate of current open market value and guidance as to suggested asking prices on behalf of clients considering placing their houses or other properties on the market.
